Responsibilities
  • Thorough Inspections: Conduct comprehensive inspections of balconies, decks, and other exterior elevated elements (EEEs) in accordance with SB-326/SB-721 guidelines.
  • Detailed Reports: Prepare clear, concise, and professionally written reports outlining findings, including photographs and detailed descriptions of any issues discovered.
  • Risk Assessment: Identify and evaluate potential safety hazards, structural deficiencies, and areas of non-compliance with California balcony laws.
  • Recommendations for Repairs: Provide property owners/managers with actionable recommendations for repairs, prioritizing safety and compliance.
  • Client Communication: Communicate clearly with clients throughout the inspection process, explaining findings and answering any questions.
  • Staying Informed: Keep up-to-date with changes to California balcony laws and regulations.

Qualifications
  • Licenses and Certifications: Hold a valid California license as an architect, structural engineer, or certified building inspector (CBI).
  • Relevant Experience: Demonstrate a proven track record of conducting balcony inspections, preferably with experience in multi-family properties and familiarity with SB-326/SB-721.
  • Technical Knowledge: Possess a deep understanding of building codes, structural engineering principles, and construction materials commonly used in balconies.
  • Problem-Solving Skills: Ability to identify and analyze complex issues related to balcony safety and compliance.
  • Communication Skills: Excellent written and verbal communication skills to convey findings clearly and effectively to clients.
  • Attention to Detail: Meticulous attention to detail to ensure thorough and accurate inspections.
  • Professionalism: Maintain a professional demeanor and adhere to ethical standards in all interactions with clients.

Additional Qualifications (Advantageous):

  • Knowledge of Waterproofing Systems: Understanding of common waterproofing materials and methods to identify potential leaks and moisture intrusion.
  • Experience with Repair Techniques: Familiarity with various balcony repair methods to provide informed recommendations to clients.
  • Familiarity with Building Codes: Knowledge of local building codes and regulations related to balconies and EEEs.
  • Access to Specialized Tools: Having access to tools like moisture meters, infrared cameras, and probes can enhance the thoroughness of inspections.
