Decks are exposed to constant environmental stress, including moisture, temperature changes, and general wear and tear. Over time, these factors can compromise the structural integrity of the deck, putting residents, visitors, and your property at risk. At DrBalcony, we specialize in comprehensive deck inspections for properties across California. Whether you own a multi-family residential property, manage an HOA, or oversee a commercial building, our team ensures that your decks are safe, structurally sound, and compliant with California regulations like SB326 and SB721.

Deck Inspection Procedure

sb326-inspection-1
SB-326 inspections primarily rely on visual inspection, examining exposed load-bearing elements, guardrails, and component integration. When wood frames are covered by siding or stucco, endoscopic testing is preferred over invasive destructive methods. This involves drilling small holes and using a borescope to inspect concealed wood. The holes are then sealed with watertight plugs. Moisture sensors detect potential dry rot for preventive maintenance. While infrared imagery can inspect exposed surfaces, it cannot assess concealed wood due to its wavelength limitations.

At DrBalcony, we follow a thorough inspection process to ensure every detail is covered:

Initial Assessment: Evaluate the deck’s age, usage, and materials. Check for visible signs of damage, such as cracks, warping, or discoloration.

Structural Inspection: Inspect load-bearing components, including beams, joists, and fasteners. Assess the deck’s capacity to handle weight and pressure.

Material Condition Check: Identify signs of moisture damage, dry rot, or termite infestations. Examine the condition of decking boards and surface coatings.

Safety Features Evaluation: Inspect railings, guardrails, and stairs for stability and compliance with safety codes. Ensure proper spacing and height measurements meet California standards.

Compliance Verification: Review adherence to SB 721 and other local building codes. Provide a detailed report, including photos and repair recommendations if necessary.
