The Stakes

What Apartment Owners Risk Without SB721 Compliance

$500/Day Fines

Daily fines from California cities for non-compliant properties. These accumulate fast and cannot be waived retroactively.

Tenant Injury Liability

If a tenant is injured on an uninspected balcony, SB721 non-compliance is direct evidence of negligence. Personal liability can be devastating.

Lost Rental Income

Cities can order balconies closed until inspected. Tenants in affected units may withhold rent or break leases, costing you far more than the inspection.

What happens if I miss the SB721 deadline?
Non-compliant landlords face fines of up to $500/day, potential loss of rental income if units are deemed unsafe, personal liability for tenant injuries, and possible insurance cancellation.
Can I use any inspector for SB721?
No. SB721 requires inspections by a licensed structural engineer, architect, or a qualified inspector under their supervision. DrBalcony’s PE engineers are fully qualified and their reports are accepted by all California cities.
How long does the SB721 inspection take?
Most apartment building inspections take 2–4 hours depending on the number of units and EEEs. Reports are delivered within 48 hours.
