Senate Bill 721 requires all apartment buildings in California with 3 or more units to inspect all exterior elevated elements (balconies, decks, walkways, stairways) every 6 years. The first deadline was January 1, 2025. If you own or manage a California apartment building with 3+ units, SB 721 applies to you.
SB 721 applies to apartment buildings owned by landlords. SB 326 applies to HOAs and condo associations. Both laws require PE-stamped inspection reports, but SB 721 has a 6-year inspection cycle vs. 9 years for SB 326. Many properties must comply with both laws.
